Loft Conversion


Transformation of a loft space into a generous double bedroom

 

Carefully considered design transformed a dark, dusty roof space into an light, attractive double bedroom, and turned a two-bedroom terraced house into a three-bedroom family home.

The existing timber roof structure was reinforced, and the purlins removed, allowing the new rooflights to be positioned at an optimal height. The rooflights were optimally sized to give good daylight levels, whilst minimising overheating in summer, and heat losses in winter. The rooflight on the south side of the roof was positioned to avoid compromising the future installation of solar panels.

Careful thought was given to the location of the new stairs. The solution chosen took space from the existing single bedroom below, and minimised the impact on the existing double bedroom.

The new space is well insulated, to minimise heating costs. The walls and ceiling were lined using high density, sound-insulating plasterboard, to reduce noise transmission from both neighbouring properties and outside.

To comply with Building Regulations the existing landing, stairs and hallway were fire-protected, and all the existing doors were replaced with fire-rated ones.
